What is an expandable container home?
These are homes that ship from the factory inside a 40’ open container which allows for very inexpensive freight costs to your property. Once installed on your footings/foundations they expand to be over three times the width (6.8m wide) and offer incredible value of sq mtr internal space compared to modular and tiny homes which are normally only around 3m wide and as such are limited..
Why select Approved Expandable Homes?
We have perfected the specification, approval process and engineering of Expandihomes to achieve specifically Australian Class 1a council approval as a permitted primary or secondary residence. We are currently the only Expandable home provider offering this level of approval and build specification.
Are there different layout design that I can select?
Yes, you can choose, one, two or three bedroom layouts and one or two bathroom plans depending on the size of house you choose.
How have we been able to get our houses built for council approval?
We have gone through the process to change the build specification with Australian building engineers to exceed council approval and Australian building standards. We did this by being customers of Expandihome first and gaining council approval for our own house in regional Queensland.
How long does delivery take?
Typically once you finalise your order it will take around 30 days to custom build your house to your colours and finishes and another 30 to 45 days to arrive in Australia.
Who is the builder of my house?
We only work with respected Expandable House builder Expandihome expandihome.com who are incorporated in Australia. You pay in Australian dollars to an Australian company. The factory is in the north of China and you do all your choices, layout, and final pricing with the Expandihome team who are based in China but deal exclusively and directly with our Australian customers.
What are the advantages over a tiny home?
Expandable houses offer far better value and far more under roof floor space than a tiny home due to the overall width of 6.8m compared to around 3m for a tiny home. This allows you to have up to almost 78 sq mtrs of living space in a 40ft model. We are also far more cost effective than a tiny home when considering council approved permanent placement of your home on your land.
Do you have any in stock?
Yes, we always have stock houses available for purchase, typically though our council approval models are built to order as they are a higher specification than a standard expandable.
What am I required to do during the process?
You need to supply your desired address, size of home to us to initially check for approval and then once we can confirm this is possible for your land you can go ahead and choose your house plans. Once you pay your deposit and sign off on your house order we start the council approval process for you after payment of our invoice.
How do I request your installation service guide?
We will help you with footings providers for your foundations and also installation providers who work in certain areas, our network of providers is growing monthly and we will always do what we can to help you with providers, instructional videos and any other support you need to make your expandable house a reality on your land.
How can I request warranty service after my purchase?
You can communicate any problems with the Expandihome team member you ordered your house through.
What are the payment terms when I order my new house?
40% when you order the house, 30% when your house is finished and prior to shipment, 30% before local delivery to your location.
I don't like the expandable houses I see on youtube that look like a container?
Neither do we, our Council Approval models all have a full length pitched roof so the “boxy” nature of the frame is no longer visible and instead they look like a normal home. You can choose exterior panelling, windows and frames to create the style of house you want. You can even add covered decks on the front to add to the liveable area.

What do I need to know about Council Approval for Class 1a house?
Council Approval for Class1a house as a primary or secondary dwelling in council areas that approval is allowed. Approval is not available in cyclone rated areas ie Coastal locations north of Bundaberg, QLD. Please confirm with us your location so we can give you the correct information. Any requests for special or commercial usage such as renting, tourism, commercial use, or Airbnb that legally requires town planning submissions, relaxation of easements, or Development Approvals are outside the cost and approval process we offer.
